I would like to start off by saying thank you to all of our customers and clients who utilize our services and continue to refer us to your clients, friends and family members for over 17 years. We are dedicated to providing our clients with the most detailed inspection report available. I have been performing Home Inspection and Commercial Building Inspections for over 17 years and have personally inspected over 8000 properties. We are here to protect our clients and will never compromise our integrity. We believe our clients deserve the most comprehensive inspection report with as much detail as possible. Inspection Specialists inspection report far exceeds NAHI and ASHI standards. You wont find a more detailed report with any other inspector or inspection company. We know that buying a property is a huge investment and want you to know that you can trust in Inspection Specialists identifying the problems associated with the property so that you are not stuck with issues and problems once the property is purchased. Our track record speaks for itself. All of the information in our report is fact based. These facts are documented and are photographed so that all parties involved can understand the defect, location and severity. Out of all of the properties I have ever inspected, I have yet to find the "perfect" property. This opinion is based on over 8000 personally inspected properties. 

Inspection Specialists LLC  inspects homes/properties of all different sizes and condition. We are always ready to discuss any issues noted in our report with any party involved with the transaction. This includes owners, agents, relatives, contractors, subcontractors and any person that our client wishes. Issues found within the inspection report, and the costs involved in repairing these issues generally exceed the cost for the inspection report. This includes brand new, million dollar homes. Some people think that when purchasing a brand new property, no inspection is necessary because its new. This is hardly the case. We find defects in brand new construction all of the time. These defects include, improperly installed roofing materials, improperly installed siding materials, missing insulation, leakage, improper location of structural supports, foundation failure, foundation leakage, leaking decks and so many others.

Inspection Specialists LLC knows what needs to go into a home inspection report and how it needs to be talked about and written up. I have inspected over 8000 properties myself. I am ASHI Certified and We carry E & O insurance which requires time and money. I believe this shows my dedication to my industry and clients. You would not believe the issues that we have witnessed over the years. Most of the time, the homeowner is not aware of these problems and are rarely present in the sellers disclosures. We have inspected the best of the best and the worst of the worst.

 

Are you buying a brand new property? Buyer beware... I have personal experience of brand new construction that the city inspector insisted everything was great. After completing the inspection, it was evident that the stucco siding had been installed improperly. This required the removal/replacement of the siding system to maintain manufacturers warranties. In this situation, all of the parties involved expressed concerns regarding the comments noted within the report except for our client who was purchasing the brand new million dollar home. This extended to the City Inspector, the "Certified" stucco installer, the local stucco distributer and the owner/agent. All of the information provided within the Inspection Report was accurate and fact based. The information in the report was accurate to the manufacturers installation requirements. When all was said and done, the manufacturer stated that the siding system had been improperly installed. The manufacture representative stated that manufacturer required components were missing. And due to improper installation, the siding system would not be warranted by the manufacturer unless it was removed, replaced or major modifications performed. This is "BRAND NEW" construction.



                                        

Being ASHI certified is one of the most difficult certifications to obtain for a home inspector. That is why only a handful of inspectors are ASHI certified. Being ASHI certified requires continuing education yearly, time and money. Ask your inspector or other inspectors why he or she is not ASHI certified. Other inspectors who state that their reports exceed ASHI standards are stating this as a marketing tool. These individuals have not had their reports scrutinized by a certified ASHI inspector.

We strongly encourage all of our clients to accompany us during the home inspection. You should feel free to ask the inspector any questions you may have during or after the inspection process. 

You'll get a comprehensive Inspection Report that is easy to understand. Defects and items in need of repair will be identified and put into a summary report. Defects/major systems will be digitally photographed and the photos included in the Inspection Report. Items identified during the Home Inspection will be included in the report. This is NOT A CHECKLIST. I don't believe that checklists can reflect the full condition of a property. This is a narrative & computer generated report on all rooms, all areas and systems separately and detailed.

I have done inspections for all kinds of clients. We have inspected homes for first time home buyers, business professionals, licensed contractors in all fields, city inspectors, professional athletes, movie professionals, politicians, investment companies, UDOT, Utah Power and Light, government officials and so many others. A detailed report is priceless when considering the investment you are making. 

 

 

This is all that we do. We inspect each house as if we were inspecting the home for a family member. Comparing services in this industry is a must. An inspector has several hours to look at the property. Our clients have years to review the condition of the property. Your inspector better be able to provide you with as much written fact and information as possible. You are going to get more detail in our report that any other report available. What kind of detail do you want. This is not a checklist. We are not going to group all of the rooms in the home into one comment stating all of rooms are ok.  Don't be the person who says "Why didn't my inspector catch that". It happens every day. Are you thinking of downloading a checklist and doing the inspection yourself? Are you thinking of having your contractor inspect the house? Are you thinking of having your family member inspect the house? These are really bad ideas. This is a huge investment and should treated as such. Hiring the worst inspector will still give you more information than you or the above will be able to find. now.
